Tell me about the management staff.

The Bøden staff is experienced and proficient in addressing all residential needs. The Bøden is staffed with on-site professional employees. Electronic work orders submitted from residents are given immediate attention.


Are the units furnished?

We have a variety of one, two, three, and four-bedroom floor plans with all the amenities and modern conveniences residents need. No need for renting a U-Haul. We provide furniture included in the rent, saving you additional money and hassle. All units are fully furnished with beds, dressers, desks, desk chairs, a living room couch/love seat, living room chairs, end tables, an entertainment center and a coffee table. In addition, all units include in-unit laundry and HD Smart TVs in living rooms and all bedrooms (except Unit B’s).


What do I need to bring to The Bøden?

While each unit is fully furnished, you will need to bring a few things such as:

Is roommate matching available?

We offer roommate matching for those that would like to be placed with a roommate. Residents looking for a roommate are asked to complete a personal profile to help us better assist in the matching process. This helps ensure you are matched with someone compatible with your study habits, sleep patterns, interests, and hobbies.


Does The Bøden offer dedicated study areas for the tenants?

There are several independent study areas for the residents including dedicated study rooms on each floor and common study lounges on the first floor. Each study room accommodates several tenants and includes HD TV and whiteboards for group projects. The Bøden also offers a computer station and printing center for special projects. These study areas are available to residents 24/7. 

 
What is the lease term?

The Bøden offers twelve (12) month leases commencing August 01.


Where do we sign the lease and who signs the lease?

All residents will work one-on-one with a dedicated leasing manager. At The Bøden, we use individual leases (per resident) and you are NOT responsible for other roommates. Parents will be required to sign a guarantor. The Guarantor is responsible only for their son or daughter.


When is rent due and can I pay it online?

Rent is due the first of every month and may be paid by either a check, money order made out to The Bøden, online via e-check or credit card through the Resident Portal. Cash is not accepted. 

Every resident at The Bøden has access to their own Resident Portal on our website. Through the Resident Portal, residents can pay their rent online, update their contact information, and submit maintenance requests.


Who pays utilities?

The utilities included in rent are water, sewage, and trash. 

On top of rent there is a flat-rate $35 Utility Billback. The Utility Billback covers heat and internet. So, make your apartment as warm as you’d like in the winter! The cost is staying the same! 

Electricity is billed directly to the unit from Xcel Energy. The roommates then split the cost amongst each other. This is usually around $15 to $20 per person in a four-bedroom apartment.
 

What does the one-time Community Fee cover?

We pride ourselves on creating a one-of-a-kind communal environment for all residents. We host many events and cater in food for all our residents throughout every month. 

Some of the items include:

  • Coffee every Monday, Wednesday, Friday
  • Waffle Bar Wednesday
  • Donuts every other Friday brought up from Sandy’s Donuts in Fargo
  • Panera Bagels
  • Pizza
  • Trivia
  • One major meal each month such as; Olive Garden, Chick-Fil-A, Buffalo Wild Wings, and more!
